When this helps.

You have a specific acquisition and are preparing to discuss financing. You need to explain the full project cost, where the money will come from, and how the business would service its debt.

Use your proposed terms and the financial information gathered during diligence. As the lender responds, revise the same deal and regenerate the package.

Build the funding plan.

  • Enter the purchase price, working capital, additional assets, and transaction costs.
  • Add bank debt, seller financing, buyer cash, and any investor cash. Solve for the loan or cash needed to balance sources and uses.
  • Model amortizing debt, interest-only periods, full standby with optional interest accrual, and seller-note balloons.
  • Bring in historical earnings and revenue, then account for additional owner pay, capital reserves, and other annual adjustments.

See what changes under pressure.

Review three years of modeled cash flow and debt coverage, alongside first-year earnings declines of 10% and 20%. See scheduled debt, balloon warnings, and how much room sits above the 1.25× planning reference.

Planning checks help surface questions. They do not establish loan eligibility, verify earnings, or replace the lender’s underwriting. Confirm the applicable program, eligible contribution, rates, fees, and required documents with your lender.

Prepare the lender discussion.

The package brings six sections together: a cover, executive summary, transaction overview, financial summary, debt structure and repayment, and assumptions with an attachments checklist.

Preview the documents and use Print / Save PDF for a reading copy. Long entries may extend the printed page count. Gather the actual records separately; the checklist does not attach or submit documents.

What you receive.

The complete acquisition-loan-package-builder.html application and a quick-start guide in one ZIP. Extract the ZIP and open the HTML in a desktop browser. It works offline without Excel, installation, a subscription, or a product account.

Load sample deal opens the fictional print-and-sign acquisition shown here. Export your own work before loading the example.

Keep each version of the deal.

Browser saving keeps the current entries where storage is available. Export deal (.json) prepares a separate editable backup; Import restores it. Export includes a download link and selectable JSON text if automatic downloading is blocked.

Browser storage does not sync across devices and is not a permanent backup. Keep exported JSON files for different deals or revisions; PDF is the reading copy.

From funding to lender discussion.

Sam Rivera is considering Northline Print & Sign. Follow the funding, test repayment, then see how the numbers become a request. Fictional example; rates and fees are assumptions.

Fund the whole project.

The $500,000 purchase also needs $40,000 of working capital and $25,000 of estimated fees. That makes the funding target $565,000.
